Communal Facilities

The vision of the management team was to re-invigorate the Estate by offering the Perfect Place to Live, with sport and recreation incorporated into the heart of the development.

The construction of an all weather tennis court situated in a two acre communal garden gives residents both the luxury of having a court on their doorstep, and a large garden to enjoy without the work or worry of maintaining it themselves. Similarly the indoor swimming pool currently under construction (picture for illustrative purposes only) allows residents to keep fit all year round without the work of cleaning, monitoring and managing, safe in the knowledge that the Estate has their best interests at heart. The new dog walking circuit is a private footpath which allows residents to link up with miles and miles of the National routes for cycling and walking, with the Suffolk Coastal Cycle Route literally crossing the top of the drive.

But perhaps the roaming Shepherd’s Hut should be considered the most exciting attraction. Available for private picnics all year round, it will be positioned at places where there is always something special to see. A six hundred year old flower meadow, a 200 acre bluebell wood, a carpet of cowslips, orchids, and the rare tasselled hyacinths which grow in secret locations, or maybe just a spectacularly breathtaking view. Special Places only available to residents on the Estate and booked through the Estate website.

In due course there are plans to create additional new facilities and perhaps re-instate the old kitchen garden offering direct access to local produce. Seasonal traditional vegetables with unusual varieties not generally available in the shops. Pink fir apple potatoes, delicious white asparagus, rhubarb and crisp juicy apples, all on your doorstep.
